...that I don't have.

The open lot next door, which actually used to be part of this property, and a partial wetlands, is owned by the Catholic Church in back of me (sold to them in the early 90's). The concern by me and the neighbors was that this was going to be an access into this neighborhood and I would end up with traffic on our street and next to my house.

Yesterday as I was running an errand, I saw the pastor and another fellow walking the property. I jokingly asked "When are you going to sell me this property"? He said, "Make me an offer".

Talk about Holy Crap!

I blurted out something about market value and said I will get back with him. The market value according to the tax roll is 11k. Being a slope and a FEMA flood zone with actual standing water, as well as a standing wild pig, I think it would be a tough sell, but not for me. Its actually a beautiful view on that side.

Now, I do have another property up for sale, which at one time we were going to retire on, until we got this old house. That one, a beautiful acreage is also a tough sell, because it is somewhat rural and high inventory in that area. Getting this next door property is going to be my next major go for....if the other one sells. So I have to massage this pastor's back and ask him for Godly patience.

...which means I am going to be spending a lot of time in church, praying......

I would think, considering those conditions, that market value could be adjusted downward somewhat. This seems like an opportunity not worth passing up, even if you have to borrow some bucks in the interim - you'll kick yourself majorly if you lose out on it.

Yes, I would think if i at all could swing it I would pull the trigger. Several reasons, over the ones you have listed. You will have doubled your lot value and assured your self you will not have an ugly home to look over should some one purchase. The pig can be handled with no fuss, you can ask all your friends over to help clean out what needs to be cleaned out and bribe them with a pig roast when done. The standing water with some land scaping and creative rewording becomes a scenic pond.

I have already fired off an email to the Pastor, expressing my interest and hoping to be priority. Even if they get a realtor on it, I don't think it will sell quick, but you never know. I got to get this parcel, before someone ruins this view:

Oh yes. I can see a scenic pond in true pictuesque fashion in that lot.

The pond starts just behind that tree outcropping on the right. Its a green algae looking swamp thing, and its a real jungle back there. If I cut the lower limbs on those trees, I would get the view.

Speaking of swamp thing I can hear a lot of strange noises, including the piggy grunting. I went in there to see if I could spot it, but the mosquitoes picked me up and carried me back to the house.

Here is a pic of how the piggy greeted us a week after we moved here, you can almost see the pond through the trees

Do you mean that the pig rooted up that swath of yard? If so, that's kind of scary!
