Closing finalized yesterday. Which means our stewardship journey has officially ended and the baton has been passed.
Now we can devote all our focus to Retriever Ridge.

Re: Residing 1930s house
I agree with @gothichome. My first home had cedar shakes and was built in 1949. Remove the aluminum siding and keep the cedar shakes. Scrape off the loose paint, repair/replace any damaged shakes, sand to smooth out edges & provide "tooth" for the next coating layer, prime, and paint. You don't need...

Re: 1900s American Foursquare
At Fix Farrington, we replaced our old triple-tracks with storms from Allied. They were one of the few options that the Historic Preservation Commission would approve. They made a huge difference in our winter heating bill.

Pretty cool (pun intended) that they were using geothermal for air conditioning 60 years ago. Are there any geothermal specialists in your area? We'd looked at it as a possibility for Farrington, but the break-even point wasn't workable for us.

Well, with such a glowing write up in the paper it just had to sell quickly. You will miss the place for a while Matt! With all the effort you’ve put into it. Especially when you on hour two on the lawn mower :-| I have mixed emotions. I'm sad to see it go and will miss it, but happy to not be payi...

Re: Emerson Hadley House
It's been a busy week. One of the local newspapers is running a story about the house. (Story contains a typo - the front door doesn't weigh 400 pounds.) And we've accepted an offer.
Construction on the other house has started (see Retriever Ridge thread).

Foundations for the additions went in this week. Front. Now that the block is in, it's easier to see the outline of the bedroom expansion vs the porch. https://lh3.googleusercontent.com/pw/AM-JKLVt14Qd2e0Y9V7nMQi-j-DD6uzqaz4_lmlY1RZyP98TJjPc7TApWkJBNd0iS4DUqvEkd-a4npx_JGZzim5oXCcbvVTEvV8APY7gVrlYD7k...

Re: Bedding glass and metal tapes vs. rope
I can't believe it! I forgot about sash ribbon and didn't make the connection! Not sure if that was more of a regional thing. Sash ribbon is rarely seen in this area - probably 99.9% of applications used either rope or chain. If I hadn't had a house with sash ribbon, I wouldn't have known a...

Re: Bedding glass and metal tapes vs. rope
The windows at my old house used metal sash ribbons. I made several blogposts about them ( Sash Ribbons and Sash Ribbons Revisited ). If your pulleys have a flat face, they are meant for ribbon or chain. If the pulley face is concave, then they are intended for rope/cord. Mine worked really smoothly...
