I love all the variations in the colors of the wood in your first photo. So beautiful.

Re: The Wilson House
I see now why I got the date confused on my introduction thread. The house was designed in 1907, but construction wasn't completed until 1909.
There is supposed to be more paperwork about the house in a file at Cal Tech. We will have to plan a visit to go see.

The Wilson House
I was given the original specs for our new old home. It is interesting to see how exacting she was about everything from the composition of the cement to the brand of paint used.

Re: Happy to find this Forum
Thank you! This is a house for sale on the same street. m I suspect these sellers will have the same issues with appraisals, but if it sells anywhere near asking price, it would be a good comp for our house. I love the kitchen in this neighboring house. I love the sink. I love the counters. I love t...

Re: Happy to find this Forum
I have an update 3 months later. We were not able to get an appraisal high enough to work with a mortgage, so we had to walk away. We heard through the grapevine that the owners received a cash offer, so we assumed it wasn't meant to be. The next thing we know, the owners contacted us and said that ...

Re: Happy to find this Forum
To update, We worked with 3 different lenders, and none of them could finance this house anywhere near the contract price. The appraisers needed to use comps within 5 miles of the property. There are just not any comparable houses nearby. The area is rather depressed, but even at it's height, it was...

Re: Happy to find this Forum
You probably did see it in a magazine. I have seen a couple of newspaper articles about the house.
Here is one of them.

Re: Happy to find this Forum
Yes! It is a house that she designed very early in her career. I got the date wrong. The historical marker says designed 1909. We have a new mortgage broker who is working directly with investors on the east coast to see if they will accept other Julia Morgan houses as comps instead of just other ho...

Re: Happy to find this Forum
Thanks! According to the books, it is called First Bay Tradition. It was designed by somewhat of a "starchitect" who built some famous buildings in California including the Hearst Castle. The problem is that the city was hard hit by the ressession in 08, but is now being revitalized. There...
