Widening a doorway...fixing a PO problem

So, my new-to-me house has a problem. The previous owners redid the ensuite main bedroom bath and at the same time, they plumbed the abutting linen closet to hold a washer and dryer. Great, right? However, they did not give serious consideration to how a washer/dryer would fit in the closet. The ope...

Re: Introducing "Pumpkin's Castle"

Jenn, all those wires hanging by the panel scare me, good thing the professionals know we’re they go. When we rewired our house, the electrician labelled each cable at the panel end by writing on the jacket with a Sharpie. I did the same when I wired the attic. The funny thing is that they didn't l...

Re: Introducing "Pumpkin's Castle"

Thanks all.... Well, making progress on the house. Electricans connected the new panel to the new power line and I have precisely 2 lights and 1 outlet operational :) Good news is that tomorrow, they want to 'dry fit' all the new fixtures to ensure everything is connected properly. I'll have them le...

Re: Our "new" old house

Welcome! My family is from Garrettsville and Warren, I know your area well. Glad to hear you found the sources of the structural issues, sounds like they will be fairly easy to rectify (slow and steady, so as not to crack the plaster!). Looking forward to more pictures, particularly inside :)

Re: 1904 Queen Anne - Frank Eby House - South Bend, IN - 3rd year in

Welcome...and what an unbelievably beautiful home. Even the kitchen, tho modern, blends in with the house. And, nice job on the garage. Not many would but that much care into an accessory structure. Don't be a stranger :)

Re: Introducing "Pumpkin's Castle"

Sorry, gang, it's been awhile since I posted. Things are WELL underway. After a false start with electrician #1 (who wanted to remove all the baseboard to run wires) I have a VERY competent local team who is doing the whole house rewire. Literally everything except the kitchen is K&T. And, 2 'sub pa...

Re: Introducing "Pumpkin's Castle"

Well, luckily, I found what seem to be highly recommended contractors and have pricing that I can live with. First up is electric. Should take 3 weeks....again, this is slow season, so they can start right away. Replace 60 amp exterior service w 200amp Replace Main Panel (it's already 15 years old a...

Re: Introducing "Pumpkin's Castle"

So, here's the first 'challenge'. The window casing and baseboards in the public areas are beautifully stained/shellaced. The 4 inch crown mouldings are painted. I wanted to strip a test patch....to see if the mouldings were originally finished with shellac. So, out comes the Silent paint stripper (...

Re: Introducing "Pumpkin's Castle"

Jen, you know you will need a tall antique radio with overly stuffed chairs on either side facing it and start hunting for jadite canisters now. The overly stuffed chairs, absolutely. But first I need some breathing room. I forgot, this house is 3x the size of my previous homes. So the electrical, ...

Re: Introducing "Pumpkin's Castle"

Techie, a closer look of the posted pic indicates the previous owners rebuild the top of the chimney and I suspect reclined the flew, also the lead roof over the gable window looks in pretty good nick. The roof, it looks like slate or an architectural shingle, looks perfect for the home. It’s has h...
